533 Admirals Road is a small commercial development located in Esquimalt on Vancouver Island, BC. The client expressed a strong interest to house an orthodox retail use within an unorthodox building design.
The corner site geometry allowed us to develop some simple principles that we carried through the design process. These principles established a concept of two interlocking boxes; a transparent front of house box and a more impermeable back of house box. These contrasting forms were complemented through the combined use of faceted structural glazing and board formed concrete.
The roof element wraps down the south facade, acting as a giant louver to help mitigate solar gain into the main retail space. Inside the space, a large green wall spans the entire interior face of this roof fold, helping to regulate the indoor air quality and moisture levels.
The project construction is due to commence in Summer 2016.
